Cost Segregation Studies

In today’s competitive business environment, maximizing cash flow and containing costs are top priorities for business owners. Cost Segregation Studies (CSS) provide our clients with a significant tax savings opportunity. A Cost Segregation Study is an analysis of all costs associated with the acquisition or construction of a new building or significant improvements to an existing building. This study can identify, segregate and reclassify costs into shorter depreciable tax lives of 5, 7, or 15 years, much shorter than the 39 year life generally required for real property. Shorter depreciable lives translate into accelerated benefits and greater cash flow. Sikich’s Cost Segregation Specialists have years of experience and training in construction, tax, and accounting related aspects of the service. We will work closely with your contractor, architect, and engineering resources to provide you with the best result as efficiently as possible.
